About us

What is Park City Build & Extend, and what do you do?

Park City Build & Extend LLC is a Utah company focused on high-end residential remodeling and architectural finishes: kitchens, baths, basements and whole-home updates, plus Venetian plaster, limewash, painting and wood restoration. We also handle HVAC and mechanical upgrades and custom metalwork such as railings and steel doors, with regulated work done by appropriately licensed trades. The company was built on a background in civil engineering and hands-on construction.

About us

Which areas of Park City do you serve?

Park City (Old Town, Park Meadows, Prospector, Thaynes Canyon), Deer Valley (Upper and Lower Deer Valley, Empire Pass), Promontory, the Snyderville Basin (Silver Creek, Silver Springs, Jeremy Ranch, Pinebrook), the Kamas Valley (Kamas, Hideout, Tuhaye), the Heber Valley (Heber City, Midway) and Victory Ranch. We also work in Salt Lake County, including Sandy, Draper, Holladay and Cottonwood Heights.

Do you take on remodels in Deer Valley?

Yes. We remodel homes and condos in Upper and Lower Deer Valley and Empire Pass, from single rooms to kitchens, baths, basements and whole-home updates, with finishes like Venetian plaster, limewash, custom millwork and natural stone. In vacation homes we plan around protecting existing finishes and keeping disruption low.

Do you remodel condos near the resorts, like Canyons Village?

Yes. We’ve worked in luxury residences at Apex at Canyons Village and in condominiums on King Street near Historic Main Street. Condo work adds HOA or property-management approvals, building access, delivery windows, noise rules and protection of common areas, so we plan for those before work starts.

Homeowners & second homes

What types of remodels do you take on in Park City?

Kitchens, bathrooms, basements and whole-home renovations, additions, high-end architectural finishes, HVAC and mechanical upgrades, architectural metalwork, and punch lists or pre-listing preparation for luxury homes. Structural work, permits and licensed trades are handled by appropriately licensed and authorized professionals.

Home remodeling

Can you remodel my kitchen and also handle the cabinets and finishes?

Yes. One team takes a kitchen from demolition and layout changes through cabinetry, countertops, tile, flooring, lighting and appliances, then finishes it: painted or stained cabinets, custom millwork, Venetian plaster or limewash. We can also add hydronic or electric radiant floor heating.

Kitchen & bath remodeling

Do you do bathroom remodels?

Yes: custom showers, freestanding tubs, vanities, natural stone, large-format porcelain, glass enclosures and electric heated floors with thermostat control. Decorative plaster or microcement-style finishes go only over waterproofing systems rated for wet areas, and plumbing and electrical work is done by licensed professionals.

Kitchen & bath remodeling

How much does a high-end kitchen remodel cost in Park City?

As a budgeting guide: cosmetic updates (cabinet refinishing, backsplash, flooring, paint) start around $25,000; mid-range remodels with new cabinetry, counters and appliances around $85,000; fully custom luxury kitchens around $150,000, and large custom projects can pass $300,000. Size, existing conditions, materials and mountain-site logistics move the number, so we price from an on-site visit.

Can you build an addition on my Park City home?

Yes. We start from your goals and the existing house, bring in architects, designers and structural engineers as needed, and carry the work from foundations and framing through roofing, windows, mechanical systems and finishes, so the addition matches the original home. Stamped plans, permits and regulated work go through appropriately licensed and authorized professionals.

Home additions

I live out of state. Can you manage my remodel while I’m away?

Yes; many of our clients own second homes here. You get weekly updates with photos and video, Zoom calls, and live video walkthroughs from the site whenever a decision comes up, with the owner, a civil engineer, on those calls. Larger projects can run on defined milestones with progress-based payments, so you review each completed stage under the agreed terms.

Remodels for homeowners

When is the best time of year to remodel in Park City?

For second-home owners, spring through early fall is the usual window for major work, so the house is ready before Thanksgiving and the ski season. Interior projects such as kitchens, baths, flooring, tile and finishes can run all winter, even while you’re in residence. Exterior work and additions need weather, permits and materials lined up well in advance.

Finishes & restoration

What is Venetian plaster, and does it suit a mountain home?

Venetian plaster is a hand-applied, lime-based finish with marble powder, built up in thin layers until it reads as polished stone or soft mineral. It sits naturally beside timber beams, stone and big windows, which is why it suits Park City homes: fireplaces, feature walls, entries, offices or a whole interior. Our team’s experience with these finishes includes work in Europe.

Venetian plaster

Can you apply Venetian plaster on ceilings?

Yes, including vaulted, curved and arched ceilings. Recent work includes the vaulted and curved stairwell ceilings of a Spanish-style residence in The Avenues, Salt Lake City. Overhead work needs careful preparation and protection of railings, fixtures and floors; finishes range from smooth and polished to matte and stone-like.

Can you refinish my kitchen cabinets and re-stain timber beams?

Yes. We refinish cabinets (prep, sanding, paint, stain, lacquer), restore and re-stain exposed timber beams, and refinish doors, trim, millwork and hardwood floors, including lightening dated amber floors where the wood species allows. Every surface is checked before we recommend a prep and coating system.

Finishing & restoration

Can you restore and re-stain the wood siding and timbers on my home?

Yes: siding, exposed timbers, posts, decks and railings. Depending on the wood and its condition, that means cleaning, sanding, removing failed finishes, then staining, sealing and protective coatings. At Promontory we restored and refinished the exterior of a 47,000 sq ft equestrian facility.

Do you offer deck and exterior waterproofing?

Yes. We restore decks and protect exterior wood with stains and sealers, and use liquid-applied membranes such as Liquid Rubber where snow sits and moisture keeps coming back, as on garages we restored in Promontory. The right system depends on the surface and its exposure, so we start with an inspection.

Do you do high-end interior painting?

Yes, it’s where the company started. Our crews have painted new and existing luxury homes in The Colony, Victory Ranch, Promontory, Deer Valley and near Historic Main Street: full interiors, repaints, drywall repair and texture matching, and fine-finish trim, cabinetry and millwork.

Builders, architects & designers

Do you work as a finish subcontractor for custom home builders?

Yes. Custom home builders, general contractors, architects, interior designers and property managers hire us for luxury interior painting, Venetian plaster, limewash, drywall finishing and texture matching, millwork and cabinet finishing, and wood staining.

Can designers get sample boards and finish specs before we bid?

Yes. We make project-specific sample boards for Venetian plaster, limewash and decorative plaster, with color, texture and sheen options and the material specs, so finishes are approved before installation. Highly customized boards may carry a preparation fee, agreed during planning.

Local rules

Have you worked in Promontory, and do you know its construction rules?

Yes. Our team has worked inside Promontory for more than a decade, seven to eight of those years as this company: the Equestrian Club restoration, a NanoWall installation at the Promontory Club pool, the Beach Club, the Nicklaus Campus, Kids Club and The Outfitters, and private homes. Promontory publishes design guidelines and an architectural application process, sets construction hours of 7:00 a.m. to 6:00 p.m. with gate access Monday to Saturday, and requires gate-pass registration and a refundable performance deposit. We confirm the current rules for every project.

Working in Promontory

What approvals do I need to remodel a historic home in Old Town?

Most work in Park City’s Historic District starts with a Historic District Design Review (HDDR) pre-application with the Planning Department, and work that changes historic material needs a full HDDR application. Additions and structural changes may also need architectural and engineering drawings, and regulated work needs building permits. Cosmetic interior work such as painting may not need design review; confirm with Planning and Building before you start.

Who issues my building permit: Park City or Summit County?

It depends on the property’s jurisdiction, not its mailing address. Inside Park City limits (generally Old Town, Park Meadows and Deer Valley) permits come from the Park City Building Department; in unincorporated Summit County (generally Promontory, the Snyderville Basin, Kimball Junction and Canyons Village) they come from Summit County Building. We confirm the jurisdiction for each address and coordinate the submissions, with formal applications and regulated work under the required licenses.
